Although we love you to browse through all of our lovely properties we realise that some of you are in a hurry (move here, that'll cure you) so you have the option of sending us your available dates and letting us send you a list of what's available to fit.
 
To refer to the dates of the booking seasons (you will also see this symbol on each property page) simply click on this diary symbol.
On each page there are symbols like these on the right which will help you choose the right property for you. They are pretty self explanatory (these here mean "smokers do it in the garden" and "pets are welcome") but just click on them (when you see them on the property page, not here) for more information.




An useful symbol is this little "house", hover your mouse over it and it will tell you how many floors the house has and the distribution and purpose of all the rooms

The Albères, the Plain of Roussillon and the Côte Vermeille

Properties with an 'AL' prefix are to be found in the charming resorts of the Côte Vermeille (including Port Vendres with its fish restaurants and Collioure with its artists' colony) or in the villages and small towns perched along the slopes of the Albères mountains, which form the eastern end of the Pyrénées where they dramatically drop down to meet the sea. All our houses here are within a maximum of 30 minutes drive of beautiful beaches, small coves near the mountains or long and sandy further north.
RO properties are on the fertile plain of Roussillon. Small villages, many dating back to Roman times, surrounded by fields of apricots, melons, peaches, nectarines and of course, the ubiquitous grape. This section also includes the resorts of the littoral, with their long sandy beaches stretching along the étangs and the low rolling hills behind the plain (les Aspres), between the Tet and the Tech rivers, which play the overture for the great Canigou range beyond.

NOTES

These notes will help to guide you when choosing your property and when you proceed to booking.

Pool Safety
New regulations for pool security came into force in France on 1st May 2004 aimed at preventing children under 5 specifically from drowning in pools.

All pools in properties rented through us are protected by equipment conforming to Afnor regulations NF P90-306, 7, 8, or 9.

We must point out to you that whatever the form of protection in place, it is no substitute for parental supervision and that at no time should children be left unsupervised at a property where there is a pool and that neither Sarl Can Cosins or the Owner of the Property cannot be held responsible for any accident that may arise.

 

All PRICES on this site are quoted in Euros, with the approximate equivalent in Pounds Sterling shown for guidance only and are per Property per week unless otherwise stated. Prices include water and power (electricity, gas, etc. but not gas for barbecues) except for winter heating, (see below). A "reasonable" final clean is also included at the end of your stay.

Please note that many properties are subject to a supplement for one week bookings in PEAK and HIGH seasons unless only a one week slot is available.

Some COMMUNES impose a tourist tax called the TAXE DE SEJOUR which is calculated on booking and added to your bill. You can see this tax and calculate it yourself by clicking here.

SLEEPS: The number of occupants catered for at each property is to be found at the top of each Property page and must be strictly adhered to. Where there is a forward slash between two numbers, for example 6/8, the first figure denotes principal sleeping arrangements, the second figure adds extra beds, fold up beds, sofa beds etc. The first figure denotes comfortable, the second denotes a bit of a squeeze

ARRIVAL/DEPARTURE DAY is on Saturday unless otherwise stated. It may be possible to arrive/depart on a different day in LOW seasons, by arrangement.

ARRIVAL/DEPARTURE TIMES at the properties will be sent to you in your final instructions. They are usually: Arrival 4 p.m. - Departure 10 a.m.

POOLS are all open in PEAK, HIGH and MID seasons but they can be opened a little earlier or kept open a little later, into the LOW seasons, by arrangement.

If there is any member of your group who may have ACCESS DIFFICULTIES (steps etc) be sure to ask our advice before you book.

LINEN and towels are fully or partly provided at some properties and hireable at some others, otherwise please bring your own. Beds are always provided with blankets or duvets, and pillows or bolsters and you will find the bed sizes in your final instructions to help you bring the appropriate linen. The Symbol and the Notes on each Property Page will tell you the exact status.

WINTER: According to the statistics there are 300 days of sunshine here a year! However it can still get cold in winter and most of our houses are equipped with some form of heating (again, see the notes on each property page). Water and power are always included in our prices but in LOW season there is sometimes a variable extra heating charge applicable, we'll tell you about it during the booking process. It has to be variable because some years it's perfectly possible to have Christmas dinner on the terrace in the sunshine!

THE WATER: Forget the old myths, it's probably safer to drink the tap water here than in any other European country. Most of it is from local springs and treated in modern plants with UV. Some properties have their own supply and if so, it's marked on the property page. Bottled water is unbelievably cheap anyway.

SATELLITE TV IN 2014: Strong rumour has it that the old Astra satellite fleet is being phased out over the next few months and that the new fleet will not be transmitting in our direction. We are therefore all going to lose the live GB TV feeds. Well there's a clever 21st century technical advance for you (22/01/2014).

SATELLITE TV IN 2014 BIS: There we are (mid February), all gone without so much as a goodbye.

TV IN 2015: Silly BBC/ITV etc, their arrogance has meant that now they've lost control completely. Ask me how to get all the TV stations you'd ever want and I'll show you what to do.

There are TV's with local channels in all properties except the studio, AL10.

There is now ADSL WITH WIFI in all properties.


Damage Deposits

Under the Price Box on the Property Page you will see whether or not there is a Damage Deposit applicable at your chosen Property. If there is, it will be collected, held and repaid on behalf of the Owner by SARL Can Cosins in Roussillon.

A = €135     B = €195     C = €245
D = €295     E = €345


Let's get technical for a moment. Firstly, to save your time, we've constructed the Property pages so that the text loads before the picture. That means you can scroll down and read the text while the picture is loading and then scroll back up and look at it. To save even more time we've "optimised" all the hundreds of photos you can see in this section. That means we've sacrificed some quality for download speed. Pictures will seem a little soft focussed and you may see zigzag patterns on, for example, large expanses of white walls and clouds, but we reckon it's worth it as we all know the frustration of a slow download! Tell us what you think (and if you want to see the original high res picture we can always email it to you). Voilá!

A little update on the above. With Broadband/ADSL, downloads have got faster so we are allowing ourselves the luxury of larger photos with better quality, but we are still "optimising" them. There are still small photos on some of the older pages (we've had some of these properties for more than 20 years!) but these will be upgraded eventually.
